Common Questions
Frequently Asked Questions
How much does property management cost in Melbourne?
Property management fees in Melbourne typically range from 6%–9% of weekly rent, plus a letting fee (usually 1–2 weeks' rent) when a new tenancy is established. Some agencies also charge fees for routine inspections, lease renewals, and maintenance coordination. JTerra offers transparent, all-inclusive management with no hidden fees — contact us for a personalised fee schedule for your property.
What does a property manager do?
A property manager handles every aspect of your rental property: advertising and tenant screening (references, rental history, employment checks), lease preparation and signing, rent collection, arrears management, routine and ingoing/outgoing inspections, maintenance coordination, compliance with the Residential Tenancies Act, end of year financial statements, and tenant communication. JTerra's property managers give you a single point of contact who knows your property and your tenants.
How do you find quality tenants for my investment property?
JTerra markets properties across REA (realestate.com.au), Domain, and our own database of pre-qualified applicants. Every applicant undergoes a comprehensive screening process: identity verification, rental history check, employment and income verification, and TICA (tenancy database) check. We present you with our recommended applicant and supporting documentation so you're informed before any tenancy is approved.
How often will my investment property be inspected?
Routine inspections are conducted every 3–6 months as permitted under Victorian tenancy legislation. A detailed ingoing inspection report (with photos and video) is completed at the start of every tenancy. An outgoing inspection is completed when a tenant vacates, and the condition report is used to determine any bond claim. JTerra provides full digital reports after every inspection so you have a permanent record.
Can I switch to JTerra if I already have a property manager?
Yes. Switching property managers is straightforward and costs nothing. JTerra handles the entire management transfer — we obtain your tenancy files, bond details, and key management from your current agency and notify your tenant of the change. There's no disruption to your tenant's lease, and in most cases the handover is seamless within 2 weeks. Contact us for a free appraisal and we'll walk you through the process.
