A house and land package is a two-contract arrangement: you purchase a vacant land lot and then engage a builder to construct a new home on it. The two contracts settle at different times — land first, then construction once a slab is poured. Because stamp duty applies only to the land contract value (not the build cost), house and land packages offer significant stamp duty savings compared to buying an established home at the same total price. As your buyers agent, JTerra manages both contracts and coordinates between the estate and the builder, so you have a single point of contact from start to finish.

What is included in a house and land package?

Do I need a large deposit for a house and land package?
Typically a 5–10% deposit on the land contract is required at signing, with the land component settling 3–12 months later. Construction draws (progress payments) are made as the build hits key stages: slab, frame, lock-up, fixing, and completion. Many first home buyers combine the house and land package pathway with the FHOG $10,000 grant and the First Home Guarantee scheme (5% deposit, no LMI).
